Gold Coast visionary Geoffrey Burchill selling DA approved site

GOLD COAST visionary and international development expert Geoffrey Burchill and family are selling one of the few remaining major infill opportunities on the Golden Coast, as 7 and 9 Eden Court in Nerang hits the market via an expressions of interest campaign.

The property is a part of the farming land grant in the city back in 1865 when Nerang was the first township for servicing coach travel and steamer traffic from Brisbane.

The two adjoining properties, offered  in-one-line, total 2.64ha* and are DA approved for 170 units, across five separate buildings.

“It’s forgotten by Council and many residents today that from the 1970’s, the Hinterland grew faster than the coastal city, with railway and transport interchanges and the motorway,” Mr Burchill said.

“Our firm made projects ‘ready to go’ for major development corporations that opened up new lifestyle developments at Helensvale, Robina, Sanctuary Cove, Hope Island Resort, Riverlinks, The Glades, Royal Pines and Palm Meadows.

“In 2017, the State Government policy “Shaping SEQ” for growth to 2041 required all new residential development south of Coomera to be in higher density.”

“Because land is limited on the Gold Coast and to accommodate the burgeoning numbers required, most new dwellings will be in apartments and this property represents a fantastic opportunity for buyers,” said Ray White Special Projects Qld Director Matthew Fritzsche.

“Today, these can be most efficiently built on limited infill sites close to urban infrastructure and amenities and transportation,” said fellow Director Mark Creevey.

“This Burchill land development offers wide spaces, private road security, privacy, and a place for community.”

7 Eden Court features a two-level brick house providing five bedrooms, four bathrooms, and three car parks with multiple living areas, separate games/living room, and entertaining areas across a 19,060sq m* land area.

9 Eden Court features a modern, single-level brick house providing four bedrooms, two bathrooms, two car spaces, and multiple living areas over a 7,377sq m* land area.

“Given the quality of this riverfront development site asset and the strength of the Gold Coast property market, we expect to receive strong interest in the properties,” said fellow Director Tony Williams.

“There’s a significant lack of supply of similar large scale infill assets such as this subject on the Gold Coast.”

Expressions of interest close on Thursday 22 April 2021 at 4pm (AEST).
