The former 3.44 Hectares* Strathpine Pre-School had potential to utilise the existing buildings or redevelop. Designated “Special Purpose – Urban Locality” and located 2km* from Westfield Strathpine and Bray Park Railway Station.
General feedback in relation to the size and location of the site was positive with the majority of interest looking at the option of redeveloping the site for residential purposes. A variety of potential product was being considered by the market including small and traditional house lots and townhouse product.
The ability to obtain a Material Change of Use (MCU) through Moreton Regional Council (MRC) was seen as a positive. Given the characteristics of the site MRC would principally, be in support of such an application.
A number of groups undertook detailed investigations in relation to the capacity of the local infrastructure to adequately service a residential development on the site. The only issues that were raised was the potential requirement to provide “fill” to the back of the site and also the possibility that they would have to provide a stormwater detention basin on site in addition to requiring approval from the adjoining landowner to discharge stormwater.
